Facility Reinvestment

Edward Adelman's expertise in facility renewal and reinvestment has been instrumental in transforming college and university campuses. His innovative approach to assessing and improving existing facilities has set new standards in the field. Edward developed a comprehensive methodology to fund scheduled renewal projects, aiming to achieve facility equilibrium over time.

His work has spanned multiple institutions, including detailed facility condition assessments for three college/university campuses. These assessments led to prioritized renewal programs that not only addressed deferred maintenance but also changes in code requirements within established revenue sources.

A cornerstone of Edward's work with the Massachusetts State Universities was ensuring quality living and learning experiences in all residence halls, regardless of their age. This reinvestment included: improving accessibility; replacing roofs and windows; abating hazardous materials; installing fire detection and suppression systems; replacing mechanical, electrical, and plumbing systems and equipment; upgrading interior finishes; and supporting shelter-in-place.

    Bridgewater State University

    Comprehensive renovation of 100-year old residence hall, including replacement of mechanical systems, electrical equipment, bathrooms, windows, and provision of full accessibility.

  • Facility Condition Assessment

    Prepared comprehensive assessment of deferred maintenance in 100 buildings on nine campuses; eliminated deferred maintenance backlog of $85 million over five years; developed funding mechanism to maintain facility condition equilibrium into the future.

  • Bowditch Hall Renovation

    Salem State University

    Original 1965 residence hall completely renovated, including new, accessible entrance with exterior, double elevator addition and common social spaces on upper levels.

  • Company 1 & 2 Renovation and Expansion

    Massachusetts Maritime Academy

    Original 1972 dormitory enlarged and completely renovated, including elevator access for the first time. Two additional stories provided required capacity while conserving building footprint and avoiding the necessity of building in the floodplain/velocity zone.

  • Scott Hall Renovation and Expansion

    Bridgewater State University

    Complete renovation of 1954 dormitory with 150 beds (left) including mechanical equipment, bathrooms, windows, and finishes; addition (right) includes 150 new beds, new accessible entry, common lounges at link, and first elevator serving entire residence hall.

  • Hammond Campus Center Repositioning

    Fitchburg State University

    Original 1974 campus center was completely renovated in phases, so that the library, dining facilities, and its student services were not interrupted during the academic year. Scope of work included new elevators, roofing, windows, mechanical equipment, electrical service and distribution, fire detection and suppression, and complete interior finishes.
